He cannot quote exact rates without an application, including your credit score, your income your intended down payment and the area of your intended purchase.

Rates change every day.  Martin has lenders who give non-refundable cash-backs (of 3% of a 95% loan) to cover any of your debts or your closing costs.

Rates are always a function of many variable including but not limited to:

1. Your income;
2. Credit score;
3. Down payment (Loan to Value);
4. Location;
5. Type of property;
6. Number of other properties owned
7. Your debt load
8. Number of people in the city or town

Not only does Martin prides himself of having access to the lowest variable and fixed rates, but he also steers many of his low-down-payment buyers (who have credit over 650) into non-refundable cash back scenarios.

The cash back can be 3% of a 95% high ratio insured mortgage often amounting to about $10,000. The cash back can be used to cover closing costs or debt repayment, but unfortunately not for the down payment.

But rates are not the only important variable among lender that Martin can offer. Also very important is:

1) If your lender allows your guarantor to just sign personally or if the lender insists on your guarantor going on title;

2) For your protection, what does your lender confirm in writing to be your early cancellation penalty? What if you have to cancel prior to the maturity of your mortgage.
